JACKSON, Miss., April 10 -- Parkway Properties,
Inc. (NYSE: PKY) announced today leasing activity for the month ended March
31, 2006.

As of April 1, 2006, occupancy of the office portfolio was 89.4%, up
from 89.2% as of March 1, 2006. The average occupancy for the quarter ended
March 31, 2006, was 89%, which is consistent with the Company's earnings
guidance provided in the most recent earnings announcement. During the
quarter ended March 31, 2006, 89 leases were renewed or expanded for
approximately 517,000 square feet. Additionally, 47 new leases were signed
totaling 185,000 square feet. Not included in occupancy are 28 leases
totaling 231,000 square feet, which have been fully executed as of April
10, 2006 and commence in 2006. These leases bring the portfolio to 91.3%
leased as of April 10, 2006 as compared to 91.0% as of March 10, 2006.
